Georgia Real Estate Education Requirements
Below is a summary of the minimum education, experience and examination requirements per the Georgia Real Estate Commission. Note: If you have ever been convicted of a crime (exclusive of minor traffic citations), been sanctioned by any state licensing authority, received a DUI or are delinquent on any child support payments, please complete the background clearance form and submit it to the Georiga Real Estate Commission for pre-approval.

Georgia Crime Information Report (GCIC Report):
- Each applicant must provide a copy of the GCIC report, not more than 60 days old, when applying for a license at a testing center.
- This report may be acquired from the local sheriff's office or police department. Depending on the agency, there may be a waiting period and/or fee for each report.

Sales Pre-License:
- 18+ years of age
- Have a high school diploma or GED
- Complete the 75-hour, state approved, prelicense course, OR
- Complete 10 quarter hours or 6 semester hours in real estate courses at an accredited college or university (usually only real estate department or law school courses will meet this qualification)
- Pass the course final exam with a grade of 75+, and
- Pass the state exam with a grade of 75+
Sales Post License:
- Complete a 25 hour, state approved, post license course within 1 year of receiving license, and
- Pass the course final exam with a grade of 75+.
Broker Pre-License:
- 21+ years of age
- Active agent for 3 years
- Complete a 60 hour, state approved, prelicense course
- Pass the course final exam with a grade of 75+, and
- Pass the state exam with a grade of 75+
Continuing Education:
- All active licensees licensed after January 1, 1980, must complete at least 24 hours of approved continuing education during each four year renewal period.
- Salespersons and Brokers renew their license every four years in the month of their birth.
- The 25 hour post license course qualifies for 6 hours of CE.
Reciprocity:
An individual licensed in another state (excluding Florida) may obtain a Georgia license without further examination or education. The applicant must submit a certification of license history (no more than a year old) from the state in which the applicant is currently licensed. The certification of license history must show that the applicant:
- is currently in good standing; (the license cannot be lapsed or expired).
- has passed an examination for the type of license sought in Georgia; and
- has met all pre-license and continuing education requirements required for that license by that state.
